If it hasn’t been lived in long/hard and you placed a good tenant who you trust will move out in time, I’d plan to turn it that night.

REI doesn't happen over night and you don't get rich quick in this industry.

If you already have tenants, you shouldn't add cameras unless the tenant agrees in writing.I recommend you look for a camera that works at night and does NOT have sound.

@Marcus Johnson, I also started down the DR method personally before diving into the long term rental world. 

If there are, see how much they rent for and how many nights/weeks a year they are rented.

Trying to get a feel for on average how many nights/month you can expect to rent.

So 200 first night 100 second night then 25% of that so $75. 

I am not able to purchase any other house without using those funds, so I am stuck staying in this Airbnb shared with a guy who coughs all night long and doesn’t have a car, always bothering me for rides and rolling papers, ect, eating my food, and yesterday he was yelling and waving a large kitchen knife around threatening his “friend of twelve years” and scaring the crap out of me.
