Your broker absolutely can regulate your conduct with respect to rental properties you own within the terms of your agency agreement.  

Also, the DBPR (state regulatory agency that handles licensing in the state) actively seeks folks out making illegal real estate fees.  

The 1st list is of the criteria I sent to my investor friendly broker which I would have to go through his agency should I pursue any of the properties on the listing.

During this time I've been dealing with a couple (that work for one of the bigger agencies).

We pay a per visit fee. they do the work and turn into the state water agency..

For those who have had bad experiences with PPC agencies, I do a lot of interviews for PPC practitioners, who are miserable at their huge PPC agencies, managing 60 accounts (yes SIXTY) accounts per month.

My guess is it is an agency loan (Fannie/Freddie) high LTV loan from 2005'ish - so it may have PMI.A loan modification will not have lasting negative effects since the debtor and creditor came to new acceptable terms of repayment.  

(This is a bit sketchy regarding agency laws, so it would be worth talking to an attorney).

Occasionally I'll get a call about an apartment from a screener at one of the agencies that works to stop this sort of thing.

I have been in constant contact with the lienholder (a govt agency) and they have agreed (verbally) to accept a much lesser amount.
