What I am finding here is you can build new for around 140 psf from the green plate up.

@Rogelio Lopez I'd recommend on reading the BRRR Book by David Greene.

@Jonathan Greene  Don't know about Montclaire, but I've seen a dramatic drop here, I had to reduce rents up to 17% to get units moving. 

I might be mistaken but I thought BP was for newbies to ask their "green" questions without being put down for being new.
