and then I was just reading a post that made it sound like you don't really get that much protection from the LLC if it is either single member (which we might do to avoid the partnership tax return) or if the only members are spouses.And then to really confuse me it seems like with the new guidelines that you can't quit claim the property into the LLC until you are absolutely sure you won't refinance which would seem like never to me - I guess I would always want that option.So I guess my question is for a new investor team of spouses what is the best direction:Set up an LLC?

I just don’t know of any successful real estate agent or team breaking into REO’s without completing BPO’s first.

There is absolutely no fraud involved, everything is disclosed on the HUD, and the program has been created and approved via a solid team of attorneys in multiple states.

I believe the best start would be to build a team to help the process.

Before you strike up any deals you should have already built your team of experts (attorney, inspection, lender,etc) that can help you with the purchase.

You must be active in your oversight of the PM company and the investment iteself.While you do need to rely on the abilities of your team members, you must remain diligent in your management of each team member.
