Property values have been disproportionately beaten down in this area and there are plenty of opportunities that provide a little cash-flow with a good prospect for appreciation.

And (at least on paper) it cash flows around 9k a year -- (we own 100% free and clear) but even if we re fi, it will STILL cf around 7k per year (inc. my 8% mgmt. fee I pay myself) -- however ... we don't like the area. 9 out of 10 prospects don't like the area, so I have to go thru a lot of leads, almost alwway sec 8, etc. so my thought is to sell.

I am concerned that prospective occupants of efficiency and 1br apt might be less stable (read more inclined to "migrate") than occupants of 2br apt (small family, etc).

I think a prospective investor would very much appreciate a wholesaler who markets a property using the 50% expense and 2% gross rent guidelines.

Would this then be automatic or does a judge have the authority to restrict a new owner from moving in, this based on certain facts presented at the trial, e.g. prospective owner already owns and lives in a house but wants to move here to be closer to relatives.Landlord bought the house in 1985, renovated it, and immediately placed it in use as a rental home.
