Personally, I learned the most about underwriting by creating my own custom cash flow calculator in excel and then underwriting live deals.

They have a list of SEO "tasks" to do and they will apply that to each and every website/customer they get.

We are 450 doors deep in Indy, and if we were charging retail, our customers wouldn't cash flow the way they do. 

Either way, it's custom that tenants are either directly responsible for utilities or billed for utilities (usually just water) to reimburse owner.

Also since our properties are at a very high price point, many customers price compare between booking platforms, so the cost of under-pricing for us is more pronounced then it might be for other people.
