If that is the case, are you buying the forever home outright mortgage free or obtaining a mortgage on it? 

Real estate funds can be a bit interesting since properties are not often obtained at the same time so how early/late a person invests in the fund may greatly change how much information is available about the spread of properties in the fund (if very early then they may only have a few of the eventual final properties).

What do you guys look for when deciding to invest and where do you obtain this information?

I am working with my cousin to purchase my first few properties in the area but would love t connect with some people to get a better idea of the town.

It's 23 acres of forest on the water front:The land is zoned A-14 so can't be subdivided and only one residence could be built if the owner uses the land for agriculture, logging, farming etc.The zoning does allow for 'Gite Touristique' though and this is where I'm thinking this could be a great spot to build some ecolodges to rent out.The land costs $270,000.There is currently no access to the land, it's landlocked so right of way needs to be setup as well as all services; water, sewer, power.I'm looking for someone to partner up with here to help figure this out to see how we can obtain this beautiful piece of land and turn it into a successful business.Please send me a private message if you're interested.

My offer contract has a contingency clause that the seller has to obtain the bathroom permit before closing.

Most people need their hand held so buying solo isn't for everyone.I've been doing this forever so I just submit my offer directly to the listing agent, reserving the right to obtain an agent if my offer is countered.
