Yes, I have seen the mechanics and nuts and bolts with a team layout to make your dream work.Sometimes 'the mesage' in any experienced guru/coach has to be translated in a way that is unique to you and at the right time where you are ready to absorb it.

Should I lay out boundries of proposed future development in tenant estoppel as part of the purchase process?

It is the exact same layout as the other 4 apartments and has 2 egress points in it so I'm not sure what the hold up is on the CO for it, but that enabled me to not get a commercial loan, because the City of Cincinnati considers it a residential building. 

I can walk most properties and lay out a quick budget in my head, and if I'm serious do a little more numbers to paper, and I usually end up within a grand or two of my number either way.

Clarksville is a strange town in its layout.

Part of the reason is the layout of the property, the basement is literally split down the middle and its either I have washer/dryer for both units or none at all. 

Lay out the expectations and make sure that each roommate understands them.

Downside is, she doesn't like living here, and I agree, it's not an ideal layout for future little ones.
