I've gotten good at identifying potential structural issues (cracks in foundation/sheetrock, doors that don't close, bowed walls, etc), and if I see a potential structural issue, I won't put in an offer without a due diligence period to get my engineer out.Based on all that above, it's hard to get into too much trouble, assuming you are reasonably adept at estimating, can identify potential big issues (structural, specifically) and are conservative in your estimates.The worst thing that will happen is that being conservative will tend to drive your offer price down, and you'll miss out on some deals that you might have offered more on had you gotten more inspections.That said, I think the tradeoff is worth it.

Seems like with county property card data I could look at property age, size, type (style), etc. and possibly establish my own "conformity index" attribute since I would control the algorithm and the inputs are static property card data, not influenced by market dynamics or an outside data source.

Yes, lots of snowbirds and tourists but it's not like SLC (and the rest of the Wasatch Front) where there is a diversified economic engine to keep rentals full (there's a reason why large apartment complexes are SELLING at a 6.5 cap or less here).

If your somewhat handy installing engineered flooring can be a nice touch to a rental.I ripped out original carpets from a house built in 1980 and put down pergo flooring in living room and dining room.What a difference!!
