I would recommend you focus on where you have connections or some way to engage to a greater degree than others interested in the market. 

No special permit is required, however it is best to engage a realtor who is investor friendly and if possible one who has represented Foreign Nationals.  

Such entity in the ordinary course of its business must be engaged directly in real estate management or development activities.2) Expenses related to the real estate will be paid by the corporation.3) The real estate will not be used for personal use.4) There may be periods of time when the 50% test described in 1(a) above is not satisfied.

If you had engaged them either earlier (as in, during your thought process of entertaining this type of decision/purchase and/or during the shopping process) they may have felt like you engaged them at a time where if they DID have something to offer, they may have been able to do it.  

We haven't been successful in doing that, though - and keeping the resources engaged throughout the duration of the project.  

Charging the rent you initially set rather than engaging in false advertising would be the fair option.

A Solo 401(k) requires an employer engaging in a true business such as providing a service or product that generates earned income.
