If you really want to get the deal, you're better off to make your offer $5000 less to cover the "what-ifs" and make a strong offer with no contingencies and a big e-m check.

Find units that are Legal non conforming if you cannot find Legal....what this means is the building is old and does NOT meet the current building standards but the city allows it...to operate under its current usage...ie.

I would recommend finding the following books at your library and giving them a read:Gray, Douglas; "Canadian Landlord's Guide"Cohen, Steve & Dubé, George E.; "Legal, Tax & Accounting Strategies for the Canadian Real Estate Investor"Boiron, Pierre & Boiron, Claude; "Commercial Real Estate Investing in Canada: The complete reference for real estate investors and professionals" The last one can be pricey to purchase - it is essentially a text book - so you may want to have a look in one of the local {university} libraries first.

Marc,15 month's isn't long enough to with-hold a deposit for a new paint coat in entirety, you'd lose that one (unless they smoked cigarettes or crack [seriously] and smoke damaged the property.You could only ensure victory by charging the painting (including prep) cost for the one wall.
