BUT, after I got to the office today, a few hours later -- city health department calls me and said the tenant complained about debris/dust left from the work (I cleaned and wiped everything down) ... and they were taking dust samples back to analyze. 

If it's clearly something where you went out and grabbed something off the shelf at Target and threw it in a bag, don't bother.

In my opinion, that is NOT sustainable and they don't show me anything that says they will be around when the dust settles.

The big players in the game will do everything they can to make sure they don’t get stuck holding the bag.

Bad tenants will take your money and time and make it turn to dust.

I'm thinking something major would have to happen to impact borrower eligibility before the demand for housing could be dampened enough to produce a serious housing downtown.True, there may well be a large number of credit-damaged housing hunters once the dust from the eviction moratoria expirations begins to settle.There may well be a major downtown on the global financial stage.

After the dust settles, I will be saving hard and will try to not ever go below 6 months worth of payments in my reserves.
