I can't buy more Time, I can't inherit more Time --- money is easy to acquire, our time is limited.That is part of the rat race mentality everyone needs to escape. 

@Jessica Zolotorofe Son has some type of mental/brain issue and have been living like a homeless person, running from anything that resembled normal.

Also, renter mentality versus owner mentality .... owner will take much better care of the property.In some cases, payments received through seller-financing are higher than market rent.Some people have cash to put down but can't qualify for a bank loan.

Be mentally prepared to move quickly on a property you like, otherwise you may lose it.

I haven't really spent a lot of time researching this type of strategy and I'm not saying it does/doesn't work...just that I'd rather have the income producing variety of property...buy my goals are oriented more toward boosting my income and padding my retirement.

The building was bought at the right time in the right area and will give us a huge boost immediately and over the long term.

The other thing you will always want to be aware of and you can not put a price on is the mental stress factor of dealing with something without any eyes to have on the challenge at hand,,,,,,Just food for thought

They can get a credit boost if they pay which helps them while if they hammer you you can negatively report them.  

Thus I could get a PM to manage and apply for rent increase which would be instant equity boost.
