My area it costs me $6 sf to replace. $6000/10year life span/12 months in a year=$50 per month to put in reserves.

I purchased this house knowing that the roof needed to be replaced.

We had to replace a large section of framing due to leakage and rot.

After renting the replacement property for two years live in it as personal residence for 3-5 years and then sell it.  

The PO replaced the plastic toilet lines with braided metal ones, but the toilet angle turn valves were still somehow encrusted with filth.

They get kicked and beat up and almost always have to be replaced between tenants.

Any poor condition, frayed or altered knob and tube wiring should be replaced.

But if the base is out in the middle of Oklahoma (like Altus, OK or Enid, OK) and (not saying they will b/c both bases have clear missions currently) but IF they did close... there aren't a lot of jobs to replace the jobs lost from the base closure....therefore renters might leave. 

Curious how people replace their income…seems like $100-$250/door is good/average from what I’ve been reading.
