Purchase price: $580,000 Cash invested: $75,000 Townhome in the highly desierd Rosemont area.

Why not just purchase it yourself?

Hey Anna, Unfortunately without any credit history here in the US, most DSCR lenders are capped at 70-75% of the initial purchase price.

The occupied units were rented for $1k/each and bought at a purchase price of $62 K/ each.

Some include 1) there are many more owner occupied home buyers than investor RE purchasers 2) adding small units in small counts is the most expensive development 3) it detracts something from the primary even if it is just yard.  

So if you claim a purchase, and they claim a sale - did the figures match?  

It can be used for house hacking by purchasing a multi-family property, allowing one to live in one unit and rent out the others.
