Hello,My wife and I have been seeking a business line of credit to help us out with paying some debt we've accumulated through our real estate investing and to help with establishing some capital. 

I know my goals align with trying to build generational wealth for my family and trying to create my own real estate business that helps support my family/friends in whatever goals they want to accomplish.

Diversification can be helpful but only if you build the proper teams in each place. 

If it helps, I live in Philly and am thinking about B Class areas- SFH & MF properties.

My loan officer agreed that providing a lease agreement before closing will help, but I also need to provide a solid reason for why we are downsizing to this extent.What reasons can I give for making such a significant downsize?

We are managing a duplex at the moment so we don't need a very complex system, but something to help with the accounting would be awesome!

@Anthony Wick hey Anthony, not the first property we have owned, I sold a duplex to help pay for most of this purchase, and have a home in Park City Utah that has a mother in law apartment.
