You can do zero down, and finance up to 35k into the price, as long as an appraiser validates that the “after improvements” value is within a threshold to support the work to be done.

@Anthony Nguyen Not sure if it will fly because of occupancy - but you have a ton of VA eligibility left if you want to do zero down and can justify owner occupancy.

You could offer above market mortgage rate to offset the zero down-payment. 

@Jay Hinrichs   I never suggested you should walk away from anything and unless you are a criminal looking to defraud others then there is near zero risk of ever going to jail.
