@James DeRoest to your point I have two good friends in Oregon that went this route against my pleading with them not to .. as I have extensive experience in those markets and with the asset class.. and they did not.one sold a fantastic 60 unit at a 5 cap which is what multi trades for here in PDX these are B's and bought C class 300 units in Oaklahoma city.. not 8 months later she called me in a panic and wanted to have coffee.. they were ready to lose the building...

The time frame is 8 months after the initial purchase and the surrounding properties have elevated in value and/or I just bought it in distresses position to score the property for 100k.After the cash out refi: 150k out - 110k = 40k in my pocket.

Rick H......I know that isn't the typical case and I wish it were not the case here, but I spent many hours on the issue early on and it is because the IRA was initially inherited by a trust which then was distributed to the beneficiaries of the trust and there was some technicality having passed first to the trust that it had to then have distributions taken based on the life expectancy of the oldest trust beneficiary, which was my stepmother in this case.
