I realize subject to agreements probably aren't cookie cutter but I would imagine they have common elements.

Chicago is very segregated, is a mix of everything you can possibly imagine. 

I'd imagine the ability to find a great deal is typically more important than how much the market is going to change in 2-6 months?

Imagine if you can purchase condemned land or apartments and transform it into a whole tiny house community.

I imagine that the tenant did not have to be out of the unit long for this service - maybe a day, two at most.

This is kind of interesting this article is from back in 1999 and it gives some reasons of why there is no commercial MLShttp://realtormag.realtor.org/commercial/feature/a...I imagine part of it also is that many commercial building owners might want to be discreet they are selling their property.They might not want their tenants or the general public to know it's for sale. 

Expect challenges of all kinds (delays, scope and budget creep, lost sleep at night and anything else you can imagine), and embrace them.
