You should call every one within 20 miles...so there is going to be a lot of calls you make.  

As rural as I have gone is 15 miles outside of a town of 25,000 and about 30min from an military base.

I'd like to hear about opportunities in the eastern half of the state.

This fall the county will put a new public access in upstream, and because of the particular course of this river it would take literally three minutes to shuttle customers to that put-in, from which they'd have a very scenic four-mile drift downstream and take out right at their cars at our place.

The house was originally a 2 bed 1 bath, but a 350 sq ft addition was put on (with the half bath).

2 bedrooms are pretty rare in that area unless its half a duplex or a townhome.  

When I sold, I took my profit and moved to better neighborhoods.Find motivated sellers (there should be MANY) and cut your most insulting low ball offer in half.
