Wholesaling is very hard to do, it is completely possible but can only be ethically and legally accomplished if you combine it as a part of another strategy whereby you actually have the means to buy a house. 

Currently, I'm in the process of obtaining a HELOC, which combined with a cash on hand should net me around 100k to start.

Sounds like a winning combination. 

However, even then it only provides you a simplistic metric that must be combined with other metrics for decision making. 

They don't want to see that you have 300 and 7 years of combined experience.

From what I've heard: the high price of homes combined with many rental restrictions makes a better deal for the tenant than the landlord.

I typically use a combination of data rabbu which is free, air DNA which I have the entire country package, awning and Air review.

If you were to do it I would use an electronic deadbolt where you can change the combination every night and check to make sure windows or doors aren't left open just in case.
