I've read a lot and studied a lot to know that this real estate business is not easy and you can make a lot of mistakes if your numbers are not accurate.  

is zillow and the others too high too low or just plus and minus incorrect. what is a more accurate way to determine real property value?

Check out some of the calculators and run your numbers a few times to get a more accurate picture.

A cursory look on zillow (which I understand is not super accurate) shows some good opportunities when I put them into my rental ROI calculator.
