Are you going to change locks or rotate codes to after someone stays?

At the moment, I'm the only one working while she stays home with our toddler.Both of us have Masters degrees with student loan debt around 130k each.

.- I let them know that in PA an eviction stays on their credit report for up to 7 years and that they will likely have a difficult time finding another place to live with an eviction on their credit report. 

I would recommend starting with a few assignments to get the hang of putting deals together with sellers and filing them with good tenant/buyers, and to build up a cash reserve before staying in the middle with a sandwich.

When we had a broken water pipe in our concrete foundation slab (will never buy another house on a slab - lesson learned) and the house needed water remediation we discounted our tenant's next monthly rent payment by the amount of the hotel stay after they provided the hotel receipt.

(Allowing them to stay a bit after closing or whatever it might be.)Beware of Trulia and Zillow.

I guess my initial thought was I’m not planning to stay there forever.

The duplex needed a roof and full electrical rewiring among other things.I let the renter stay for free for the first year and he and I rehabbed the duplex.

:DAs long as I stay in furnished places, I carry everything in two backpacks!
