We have been in business for 2 years now, one successful property that cash flows well with peak season in summer, and then winters which this past winter being a bit more difficult with no snow.

Curtis,To me, having several properties clustered for sale is more a signal of 'peak' pricing; Owners believing that they can get more now then later.

In the Years 1997 to 2001, I worked as a Software Developer for around $100k, peaking around $200k per year with Bonus.The stock market crashed in 2001, so bonuses was cut and I was making on average around $140k or so.By 2004, I quit my job.During that time, my Partners and I bought 3 Brooklyn, NY Investments:1) 1997 - $340k 2 Family in Ditmas Park worth $1.7 Million today2) 1999 - $140k 2 Family in Windsor Terrace now worth $1 Million conservatively today3) 2004 - $890k 3 Family in Clinton Hill now worth $2.8 Million todayNote that today's values included going through the Great Recession of 2007/8.We also bought more Investments and currently own 7 Investments and another in Contract.Funny thing is now I'm going back to software development and started researching the jobs I can possible get.

Since 1980, market gains in CA to new peak values have typically lasted 5 to 7 years (we are currently entering year 6 of an up cycle).

Active businesses are more active & enjoyable at times but things like multiple flips can be stressful & demanding especially if you have a family or don’t live in a good geographic area for cash flow like DFW or are investing now at the market peak!
