A buyer getting a mortgage needs to qualify and stay qualified until closing, so as you can imagine things change, a job is lost or something and the deal is now dead a week before closing leaving the seller in a bad position if they've moved or bought another house.If you have the cash, use it to at least purchase so you can get better deals and then refinance it back out after a few months.  

If you've never invested out-of-state, you may be nervous to keep your properties whereas I know I can live anywhere and my system will still work.I'm not ragging on you, just playing devils advocate.

In the dead of winter, that can turn positive cash flow into negative. 

If you look at it purely as a cashflow play, then I think that changes how you evaluate the purchase.

This is true, but UDFI comes into play on many transactions.  

Hi All,I'm 25 years old, so social media plays a big part in my life (or used too).

What types of deals are best In the area he's considering also plays a part.But, why not split it and do a little of each if possible.
