RE agent ( if you put in the same effort tyour doing now you will make more money that I am sure of then trying to wholesale3. commercial brokerage.. ( look up Joel Owens on this site) his deals when he closes make 100k to 200k per deal in COMMISSIONS this is what you should be looking to doing.. cost you next to nothing to learn to do this... have you even thought to go interview with a commercial brokerage.. 4.

Thanks for the info, @Russell BrazilI listened to the BP podcast where they interviewed you and you mentioned that it is complicated to find cash flow deals in the DC area, that is way I am looking to go further away, but still within ~2 hours drive of where I think I will be living (Vienna/Fairfax/Anandale). 

He mentions in several podcast interviews and articles that his home study course has a whole chapter devoted to how to name a land trust.

Keep interviewing prospective tenants.
