Thanks for the info, @Russell BrazilI listened to the BP podcast where they interviewed you and you mentioned that it is complicated to find cash flow deals in the DC area, that is way I am looking to go further away, but still within ~2 hours drive of where I think I will be living (Vienna/Fairfax/Anandale). 

He mentions in several podcast interviews and articles that his home study course has a whole chapter devoted to how to name a land trust.

I would suggest that you interview several Realtors and ask them the following questions, to ascertain if they are truly Investor Friendly, or if they are throwing you a sales pitch. 1.

So i have an interview set up in a bit.

All 6 management companies I met with and interviewed came well-recommended on BP by multiple people.  

If they talk about putting in a garden and chickens during the interview that is a big plus.

When you select tenants interview them in person, not over the phone.
