Be sure to check county records or do a  title research to be sure of no other liens that could impact you getting less than you expect cause you didn't cover your bases.

Then I would work out the financials for the following options:Wholesale it as isPartner with someone who has boots on the ground and manages the flipPartner with someone who has boots on the ground to rehab and then holdList the property with a Realtor and try to get retail valueIf you are planning to flip it, then I would pay the taxes/liens up front or at least contact the agencies and get (IN WRITING) confirmation that they will not force a sale for x amount of time (I'm not certain this would be possible and seems like too much headache).

Can the courts get involved and force the owner to open the building for the appraisal?

Toua,I have a friend who created a LLC for each of her properties and her take on it was she wanted the ability to limit liability/damage that could impact her assets/business if she ever got taken to court.I'm new to this myself and plan on taking this approach.

It's a cost of doing business but the impact of the cost to investment yield can be mitigated by selecting the right notes. 

Being let go is not fun, but it certainly forced my hand and has provided a sense of urgency that I don't think I otherwise would have had.

I didn't consider this to be a major impact to the market in Spokane initially as within the region there are a good number of universities already, but you guys bring up a very good point of bringing in additional bodies that will be looking to stay in the area for an extended amount of time.
