Reading @David Greene 's Long Distance book gave me a lot of confidence as well.

That is what the BP money podcast educates on and I would recommend listening to @David Greenes episode on how he worked his way up to maximizing his earnings in his job that translated to his investing.

Those will eat up your returns much faster than you think.Best of luck, sir!

It seems that the BRRRR strategy is a great start-up strategy but this works best with cash only purchases and rehabs (as David Green noted in his book). 

The call to action needs to be Green, No yellow, No it needs to be centered no on the bottom of the page, it needs to say this, No it needs to say that.None of that.I care about being credible.

After listening to the recent episode of the BP podcast (370) with Amanda Han and Matt MacFarland, it is evident that Brandon Turner and David Greene LOVE a good chat with a CPA.

There is no way you should pay this price for a property that comes with deferred maintenance that will eat this investment alive and you'll be the next sales data line on this property dumping it for $19,000.  

Personally, I am not a fan of hard money as it eats away at the profit, but if that is your only option, then it’s better than not doing the deal at all.
