That said, there is an over supply in the city at present which is putting pressure on older properties that have not been allowed to become functionally obsolete or accumulate deferred maintenance.  

What I liked best and found most unique about this particular system was how low pressure the people are.

We just moved to Northern Virginia and real estate is costly in the area but we are from Oklahoma and hope to eventually be in the Oklahoma City area and have been thinking about focusing around the Norman / SE Oklahoma City / Tinker Air Force Base area for rentals.

It doesn't have central heat or air, just gas space heaters and window ac units.

That way it takes the pressure off them to turn you down and if they are interested they will jump in. 

although the residence is missing an air conditioner and furnace, the property is in very good shape.  

The guy who owns the house is a general contractor, and it looks well done, however; on the advice of @Laura Braun I asked my agent to get an inspection clause that is air tight and includes inspection by the city.

So I have decided that my next move is to find a small studio in the area and continue renting so I can relax a bit and focus on deal that make sense and not be pressured into making a mistake early on.
