small home in a great location the newer homes are like 400-700k but small older homes go between 250-299k but it needs alot of work kicthen bath floors roof mechanicals,and paint= 20k but the mechannicals and bath i can do plus some other things. so i took the low end 250k x 70% 175000- 20k = 155000. but this is a mls asking 225k saying flip this house i made the offer. waiting a counter do i have any wiggle room to come up?

My goal for 2007 is to brow beat my painter into fixing that awful spray paint job he did yesterday on my new rehabbed kitchen cabinets, finish the bathroom in the same house (at the stud level) and FSBO my 3/2 project by the spring market.

Some ideas on finding wholesale properties that other investors shared with me include: check your county recorder of deeds for lis pendens notices; form a real estate investment club; create and mail out a newsletter (paper and electronic); market yourself to church pastors, funeral home directors, and accountants who often hear about proprty deals and potential sellers.Thanks again for your tips

Thanks for those wonderful tips you have shared with us here who are making it in the REI, we need those kind of motivation to get us through because I know being real estate it will really takes a lot of confidence and strategy and hard work of course, and most especially we should also enjoy what we are doing.
