Hi,So far, we have our tenants mail their payments to the PO box- old school I know but it works for my tenants :) I save myself a trip to the bank though- with my bank's phone app I can deposit checks from anywhere, but it doesn't work with cashier's checks.My bank offers an online payment option, around $3 each transaction I believe, but I just signed up to accept payments via Intuit, they only charge $.50 per transaction and will update in quickbooks automatically.

At some point, everything might actually be equal and it still may be worth selling so I can upgrade the property to a closer area to where I live and also to a nicer layout or a bigger house or something.Sometimes the rentability of the house has real value too that should be accounted for.

If buyers are buying on a lower basis they will reduce rent for the area to fill fast or an owner who had equity build up but doesn't want to lay out thousands and thousands for repairs will just reduce rent to land a tenant to cover the mortgage.
