@Josh E.Home Depot (and probably Lowes) just have a list of local contractors they farm the work out to and they tack on a markup and/or grind the contractor's price down a bit.

If you breach this than you are in violation and what is written down needs to be done.Your lease is only good if you enforce it, other than that its just a piece of paper.If you said no to any of those questions above, than try to work out a payment plan.

Hey @Jordan Jackson I think it depends on your goals and the level of involveness you want to have.Sure BRRRR is a great route and allows you to scale your journey faster, but the process can be a lot more intensive, especially during the first few properties.
