Thank you for sharing your experience.I would recommend this approach if you don't mind hunting for the deal and doing the preliminary due diligence yourself.

It can be hunting, bird dogs, sports, guy movies, Arnold, Terry Redlin, etc.

I primarily use home depot unfinished stock cabinets ($1300-1500) and we use a rustoleum kit finish ($125); I use to hunt down used cabinets but it took too long and made the install harder.

I am now on the hunt for my next property.

I spoke with a real estate agent and started hunting the market in the middle of the pandemic height of 2020.

Location matters to.. some markets are crazy competitive but you get to little rural counties were the big dogs dont hunt and one could probably scare up some deals..
