@Mark CreasonI thought you don’t need to pay capitial gains as long as all the money from the sale goes into the reit but once when you take it out from the reit then they hit you with the capital gains.

And the way Bigger Pocket teaches investing those that follow core principals should be able to manage the hit with properties that are already own or atleast one would think so.Someone correct me if I'm wrong...

Adding smart home features and aesthetics to make the spaces trendy as well as very livable, they have been a hit with potential buyers at the open houses.

@Michael Randell for the most part I fit in with that group's opinion, until about a month ago when interest rates fell off a cliff and the 10 yr hit 2.5 again.
