They'd send you wiring instructions for the funds which you absolutely have to call them to verify to avoid cyberscammers from stealing from you. 

For all intents and purposes we'll say the signature line changed from "ABC Properties" to "ABC Propertiez".The scammer then emails the client wiring instructions for the agreed upon deposit ($70k in my associates clients case).  

You should send a move out instruction letter a week or more prior to move out listing expectations for a full deposit refund.
