I have found that the price of homes, rental amounts, contractors and material costs are all similarly driven by the individual geographic market. 

I want to start out and get my feet wet in some way with real estate investing due to my geographical restraints I thought turn key investing or going more towards the hard money/private lending route as a financial partner.

Based on only your description of, "a lead who claims that he is the last person on the deed to his grandmothers home", it appears that only one of the potential heirs currently has any expectations of ownership regarding this property.

I am not geographically bound so I will consider all areas.

But if that's the only group that you would attend geographically, then just go and decide for yourself.  

I know for a fact that one of the bathrooms isn't in working condition but I'm not sure they listed it in the property description. 

Basically bird dogging for myself, but looking to wholesale deals that are out of my price range or geographic area.  

It also helps to share other geographical and statistic about the area which I use many times.

... we already saw how well that works ...What I've learned living in SoCal all my life is that there is an incredible amount of wealth in this world, and that wealth has a tendency to concentrate not only into the hands of a few, but also in geographic areas down to the neighborhood, so it is actually quite amazing how far the prices can go if there is a persistent confluence of these factors that attract wealth to come together.
