For someone who is not wholesaling personally, and using their IRA for a mix of passive activities as well as the occasional wholesale/flip transaction, the bar would be higher than for someone who is personally wholesaling 10 properties a year, and exclusively using their IRA for that purpose as well.

This is purely hypothetical, I just rented four units and find that in my area, and in the type of rental I have I occasionally find perfect tenants, but there is usually some "issue", or I have a sense they may not stay long in the unit, due to location, unit size, etc.

also, owner occupancy meaning owner has 2 houses within 5 miles and occasionally stays at one, than the other. all mail, registrations etc are in the owner occupied unit's address.there is no set rule for owner occupany meaning you have to stay every single night here for 6month+ (say someone had a girlfriend and occasionally stays w her for months etc)

I have 2 stores on there.My husband and I rent out our 2nd bedroom occasionally on Airbnb.I offer 1 page business plans on Fiverr.com (sell services for $5).I am also working on getting more cleaning and seller/buyer clients.All ideas will take some initial set up and ongoing dedication to make the income start flowing in, but I wanted to share my story as it is similar!

Also, if you buy a rental there is always the chance that you get a bad tenant that doesn't pay, there is the occasional vacancy which plummets your income down to zero while you are still paying rent on the place you live in, or a tenant that doesn't properly care for the property which causes additional repair costs.
