Can't tell you how many times I have gone to look at property that I thought was terrific in pictures and there is no longer a property and it is only fresh dirt lot.Good luck.

Or is it best practice to start fresh with tenants once you buy a property?

We also don't regret it for a minute - financially, it STILL made sense, and now we're sitting pretty, house hacking our freshly renovated 2-fam, 13 miles from Manhattan.  

How you deliver it is what really subject to interpretation.Sometimes framing it in a way your firm is positioned is a better option than stating personal ownership/involvement.

Im 18 years old, fresh out of high school, no credit, I am going into the army soon to work in the medical field, I am very Conscious about staying away from consumer debt & saving more than I spend.

My big question: where should someone in college or fresh out of school begin their real estate investing journey?
