Whether it be legit or a 'bait 'n' switch'....hell I call on these ads all the time, but their almost never what they actually say they are, and if they are its an auction or its under contract already, or they don't deal with investors, so many annoying excuses lol.

Head down to your local bank auction sale, ask around for the biggest players, then let them know what you have and that they don't even have to compete for it.
