Don't have quite enough in savings, thought we would pull from retirement but discovered pulling from retirement places me into the next tax bracket and will get smashed with taxes, then try to get a HELOC and appraisal comes in crazy low, giving us a super low HELOC.

Some of the lenders that offer amazing terms will back out of the really juicy deals since they aren't stable enough OR, they will ask for a larger down payment which is the other way they have of killing deals that they don't want to outright deny.
