Are you looking for a stable method of building financial freedom?

My main concern is that the market in Calgary hasn't been very stable, and appreciation is not quite linear and I would hate to find myself in a situation where I end up with a negative cash flow on a property.

Regarding Bakersfield, I do think the market is good and stable at this point.

Don't have quite enough in savings, thought we would pull from retirement but discovered pulling from retirement places me into the next tax bracket and will get smashed with taxes, then try to get a HELOC and appraisal comes in crazy low, giving us a super low HELOC.

Some of the lenders that offer amazing terms will back out of the really juicy deals since they aren't stable enough OR, they will ask for a larger down payment which is the other way they have of killing deals that they don't want to outright deny. 

We don't have big dreams and are simply generating living expenses and our future retirement (whatever they looks like).

You'll likely find that these are the most flexible options for your retirement money. 

If I acquire 1 str in this location, for around $300k, I should be able to get it to a stable net income of $2,500/mth in about 6 months, utilizing a reasonable 10% unleveraged net return, etc).
