I don't think I could have said it any better than @Doug PretoriusBasically, when sourcing properties, your mind set needs to be: What problem do they have that I can solve.  

What is the source of these valuations? 

Looking for a adequate source of income that will allow me to earn and learn more about the inner workings of real estate investing.

A list source company is pretty cheap as is a subscription service, but they are not free. 

Ask the banks in your area if that would work.If not, you might have to look for private money sources in your area.

Stuff happens, especially to tenants.An even more important reason to consider multi-family investing is that a lot more capital funding sources will open up than your personal credit will normally allow with at least your first few SFR's.

At first, my idea was solely home ownership, build up a large down payment and buy a Ranch house with a 3 car garage, a nice garage was a must for me.
