I would find out what is required by your state law to be in a contract (usually some type of disclosures), and I know federally a lead based paint disclosure is required.

We find $28,000 might get you a top grade roof, gutters, new windows, molding, great paint job including closing costs etc. but more like $50-$60k for new kitchen (granite/stainless appliances/tile)...maybe a bath and refinished hardwoods.

those two tell me motivational level depend on if they are paying two mortgages-how fast do you need to sell-how much if I gave you all cash (most don't bite on this until your out to seeing their home)-will you sell your home for what you owe (forecloser)-existing financing (how many mortgages)-repairs need (usually no)when was the last time you replaced roof, carpet, painted, landscaping?

All the folks who provide services in this business for a fee/commission.4) Rehabber - buy low (and in need of repairs), invest your time and money into rehabbing, then either hold as a rental or flip.I'm probably most interested in #4 - I've enjoyed the hands on minor carpentry/painting/landscaping/etc I've occasionally done in the past, and my primary job has given me some experience in project management (locating and managing contractors).

Okay , yes I am a super-newbie, yes I know you hate newbie so....Bought my first property for the sole purpose of investing.Not buying my home first and moving out later.Okay paid 190k less 5k closing put 42k down.Interest only mortage 6.875% for the first 10 years/30 year mtg.Filled out a form for section 8 housing.I am going to let weichert find me a tenant because its 20 miles from where I live.I put an ad on craigslist, just hoping for feelers.http://washingtondc.craigslist.org/nva/apa/244007813.htmlSo far nothing, no calls since last thursday, yes I know its only 6 days , but I guess I am nervous about being vacant all winter.I have enough saved that I could pay for the mortgage no problem.But like someone said you don't want a savings account investment where you are putting in all the principle out of your pocket, you want to make money off the rent.Any good tips on finding tenants?
