You can better maintain control of the negotiation if the buyer calls you as opposed to the other way around.Think about it- if someone called you and said "I've got a deal that I think fits your criteria", you would think that either you are the only prospective buyer they have or that it isn't much of a deal at all.

Probably not, but by the same token, he knew that his original appraised value was probably lower than it should have been, and he was just attempting to come in around the contract price as opposed to much above it.Appraisal is just as much an art as a science, and appraisers get pressure from all sides to do the right thing...which unfortunately often results in them not doing the right thing unintentionally.They've got a tough job these days...You are confusing me here, if you are going to drop the price anyway what is the use of appealing?

Additionally, you'll want to fix the exterior issue that's causing the static pressure.Generally, the fix is a few thousand dollars, depending on the length of the crack.Unfortunately, both of those solutions are pretty obvious to someone looking at the house.

But having done a rehab on a rental and a full exterior rehab on my personal house (all with my own two hands except an HVAC system), I would say that it is VERY easy to go over budge and probably impossible to not go over budget on your first couple.

Not everybody is lucky enough to have a mentor... you have to make mistakes or you'll never learn and I would rather make a mistake jumping 2 feet in as opposed to never jumping.Getting buyers first is a much safer way to go in this business I think we can all agree on but if you got a smokin deal it should sell itself with the right marketing IMO.

Flagstone exterior walls, marble throughout, huge ceilings, huge backyard, fountains, etc...A - $350,000 to $700,000 - I'll leave between A+ and an A as a grey area, but this would be really big and nice houses just without the extras like flagstone everywhere, gigantic backyards, and stuff.B - $250,000 to $350,000 - These are still super nice houses I'd gladly live in, but when you have to compare them to the others...C - $140,000 - $250,000 - Median sales price in my city is about $160,000.
