If the circumstances warrant it, I'd use a bridge for the first 12-18 months followed by CMBS or agency financing for the permanent component.I think your model is great as long as you have the investors for it, sellers that go along with the entity acquisition model, and the lenders to do the 223F.

i spoke to a couple title agency and they all have the same costs, but they all ask me if i want to do a CURRENT OWNER SEARCH or more....im under the impression that all i need is a current owner search correct considering the property im speaking of has been owned by the same guy for 32 years.

Eve W.As a general rule, I do not allow Tenants to have anything installed, nor to pay for upgrades to systems.If you think a security system and a smart thermostat would be beneficial to your ability to rent (or sell) the property over the longer term, the you should install them and increase the tenants rent.A word of caution on security systems ... if they are monitored, then there is a good chance the monitoring agency will not contract with your tenant - which means you will hold the contract anyway.
