We get good steady results because of a team of experienced veterans with more than 300 years of total experience behind us don't know how to buy the land undervalue , obtain zoning entitlements with extra kickers , value engineer the construction, obtain firm construction gmax contract costs ,and good financing due to our credit and cash flow .

in the Portland market you have the REIA and you have RAREBIRD  RB is an annual fee but it weeds out many and the folks that are members are doing deals.. the folks running it are experienced and they do a very nice job I always recommend this group..  

You can also partner up with a more experienced investor if you bring something to the table (cash, time, experience, charm etc)If you're already networking keep it up!

I wanted to seek out some advice from other more experienced people on BiggerPockets to see what any of you guys think of this opportunity.

First, I commend you for taking the very first step in your real estate investing career...and that is reaching out to experienced investors on BiggerPockets for advice and guidance.Second, you are in a great position with your credit being the way it is, the money you have saved up, and the increase in salary at your job.What I would do if I were you is to take this time (since you've been in it all of one month or so now) to learn everything there is to know about real estate as it relates to the niche you are trying to pursue.

@Mindy Jensen, shame on you - we can always find a way to squeeze a little 1031 tax deferral in the mix :)The sale of a property like that is very easy for an experienced team.

I'm here in hopes to meet other investors and learn all I can; hopefully, find an experienced investor to work with.   

They claim her mother who helps babysit also experience these symptoms and her father who was visiting from California also experiencing symptoms.
