NY is not landlord friendly and it only takes one bad tenant to eat up all your profits.

Many of these companies are out on the West Coast (I'm in Durham, NC) so the shipping costs to get them to the east coast eat into what little profit margins there are.

A great company like this would be Green Street Advisors, for example.

You don't treat the rental operation purely as a business because you live there, eat there, sleep there, have social guests over, spend personal funds furnishing/decorating it, use the same space your tenants do for carrying out the activities of your daily life, etc.

Most of them literally can’t take a dump or eat a meal without their phones, and I don’t see phones going away in the near future.

There are good eats around, grocery store, cvs and Walgreens, bars, coffee, bus line.
