I have a 2/1 on a large lot in a nice area that never appreciates over 7% a year and a bare bones huge old 1910 triplex in an excellent neighborhood that got over 10% every year for the past 6 years.

well it is worth it to me not to have to unscrew and mess with 4 lock sets on a house spend an hour changing locks or 5 minuets ,, and also it is a better quality locki know im new at this but some how it seems like there must be more to the rental business than always providing the cheapest crap,, i have rehabbed houses that are nice and i am looking for nice people to live in them and i take pride in the houses i own it is not all about providing the bare minimum crap hole that will pass section 8,,, i guess time may prove me wrong, there are lots of painted white crap houses that the owner does not care about when they look at my houses they want an application because it is the nicest they have seen.

Firstly, if your tenant refuses to grant access the property then you can claim a just cause no-default eviction, make sure to use Spanish & English in the notice, even if your tenant failed Spanish in the 10th grade and barely passed English you must make the notice bilingual for it to pass muster in the courts.
