I created one based one: books I've read about requirements for Section 8 housing; rules on habitability in New Jersey; things that are expensive to fix; things that cause you trouble when you have tenants (i.e., garbage disposals and ceiling fans); and some other tips I've heard about on sites like this.

Perhaps offer a rent concession for the 5 days the home was not habitable but even that is a slippery slope given they are a STR operator and the home could go weeks without occupancy and that in itself could be the reason why items such as frozen pipes occur.

We have great credit (800+) and pretty strong income, we could almost take on the second mortgage without having to actually rent the STR, but we would need to adjust our current spending habits.

These means must provide a level of protection that is equal to or greater than any of those referenced above.Although landlords with older pools are not held to the same requirements listed above, they do have a legal duty to prevent injury on their property and make sure that the dwelling is safe for habitation.

@Ryan Fox and if you require renters insurance and have a cancellation clause in the lease in the case of habitability issues due to a disaster they still want you to provide replacement housing?
