(I've done extensive market research, re-ran my #s multiple times, and just spoke to a friend who lives 30 minutes from the area and she confirmed it's a good area with a strong rental market.) 

Specifically, Knoxville - and most of East TN for that matter - has a growing but strongly middle income economy.

Marketing you will spend alot to raise your self out obscurity, unless you have a strong network, that you can fill their mind as the go to real estate person. 

I know the property will work, The Rental market is very strong there, Its all gonna fall to the PM. 

Do not misunderstand me I do not seek the secret to overnight success, I am looking to build a strong education, knowledge is one of the keys too success. 

Regarding trouble tenants: I would strongly suggest you make yourself familiar with eviction processes in the county which you are looking to invest in.

I feel a strong sense of loyalty to tenants because I'm very thankful for people willing to rent my homes and pay my mortgage and basically invest in my own retirement for me. 

We have a strong case- we have multiple emails discussing how this individual would infact make a good tenant and the complainant did not submit her application until another tenant had been accepted.

Again living at the location, so please factor in that Nashville has a strong sellers market and I do not want to live in a bad area or really far from town.
